

Downtown Henderson Investment Strategy Update
Through sustained investment and strategic planning, Downtown Henderson has evolved from a modest historic core into one of Southern Nevada’s most promising redevelopment areas. The Water Street District now anchors a growing mix of locally owned businesses, family-friendly entertainment, mixed-use development, enhanced public spaces, and preserved historic assets. Today, Downtown Henderson is ready for its next stage of growth—strengthening its position as a regional destination and a desirable place to live.
Building on MIG’s previous work, the Henderson Redevelopment Agency engaged the firm to develop a Downtown Investment Strategy that identifies implementation-ready actions to expand housing supply, attract more retail and in-person destinations, address blight and vacancy, and improve perceptions of public safety. As the Redevelopment Area approaches its 2040 sunset, the updated strategy offers clear steps—a recipe—for the next decade of investment. Informed by workforce and industry analysis and extensive stakeholder engagement, the plan refines Opportunity District goals and aligns public and private efforts to enhance investment readiness and support continued growth.
MIG’s process focused on translating momentum into an actionable framework that supports long-term economic vitality by:
- Analyzing market and demographic conditions to ground decision-making and uncover near-term opportunities for growth;
- Developing Opportunity District goals to guide targeted redevelopment and activate underutilized assets;
- Enhancing connectivity, comfort, and pedestrian safety by building on planned transit-oriented and streetscape improvements; and
- Strengthening alignment between City goals, community priorities, and private-sector opportunities to support lasting investment.
The resulting Downtown Investment Strategy provides a forward-looking, cohesive economic development framework that positions the City of Henderson to compete as a national destination for business, housing, and cultural life while fostering continued reinvestment that delivers tangible benefits for Henderson community members.
